Pre-Existing Condition or Storm Damage? What the Roof Is Actually Telling You

Almost every roofing claim comes down to one question on your file: did the reported event cause this damage, or was it already there? Your answer drives coverage, the scope you write, and the number you settle on. The good news is that a roof is rarely silent. Wind, hail, and impact each leave characteristic physical signatures, and aging, deferred maintenance, and installation defects leave their own. Knowing how to read those signatures and knowing when a condition is beyond what a visual scope can resolve keeps a claim defensible and correctly valued.

Across many years of investigating roofing failures, a few principles come up again and again, regardless of the roof type, the region, or the storm. The sections below outline how those principles separate genuine storm damage from conditions that were already present, and what each one means for handling the claim.

Recent Damage Looks Different From Old Damage

The single most useful skill in a roofing inspection is distinguishing recent distress from long-term wear, because the two often sit side by side on the same roof. The physical tells are consistent. Freshly exposed fasteners and metal are bright and uncorroded; if the underlying metal at a chip or scrape shows no weathering, the disturbance is recent. Granule loss on an asphalt or modified-bitumen surface is recent when it is not accompanied by alligatoring or cracking of the membrane beneath it. Conversely, cracks that contain paint, dirt, or discoloration within them, and edges that are rounded or weathered, point to a condition that pre-dates the reported event. For an adjuster, this is what separates a covered loss from ordinary wear, and what supports the scope if the insured or a public adjuster pushes back.

Wind: Mechanism, Timing, and the Condition of the Roof

Wind damage to asphalt shingles typically appears as torn, creased, or displaced tabs, often in isolated and scattered locations rather than uniform patterns. Two facts have to be held at once. A displacement pattern can be genuinely wind-related and recent, while the roof as a whole is at the end of its service life. An aged, deteriorated assembly with widespread granule loss and failed self-seal strips will lift and tear at lower wind speeds than a properly installed new roof would withstand, so the same gust that leaves a new roof untouched can damage an old one.

Not every irregularity is wind, either. Wrinkles or a “wave” pattern in field shingles are commonly tied to installation or inadequate ventilation, not wind forces. It is also frequently impossible to attribute scattered distress to one specific date of loss rather than to an accumulation of weather over time. Separating the mechanism (wind), the timing (recent or not), and the contributing condition (age and installation) is what lets you scope an isolated repair rather than defaulting to a full replacement and when the evidence can’t tie the damage to a single date of loss, noting that protects the claim later.

Hail: Confirming the Event Is Only the First Step

Confirming that hail fell, typically through weather verification data, contemporaneous reports, or impact evidence on the ground,does not establish that every claimed component was damaged by it, and it does not make every line item on a contractor’s estimate a hail item. Hail affects different materials differently, and the size, density, and distribution of stones within a single storm vary widely. Softer or less-dense hail may leave only spatter or “splash” marks without compromising function, while the same storm can dent or fracture more vulnerable components. The condition, age, and support of a material drive the outcome: older or unsupported materials are more susceptible than newer, well-backed ones.

Genuine hail damage shows as randomly distributed circular indentations with fresh, unweathered disturbance at the impact point. The scope then turns on a second question for each component: did the impact merely change the appearance, or did it affect performance, such as the ability to shed water or carry load? A cosmetic dent in a metal panel that still seals is a different finding, and a different payment, from a fractured shingle or a deformed railing. Sorting recent impact from pre-existing and unrelated conditions, component by component, is what keeps the estimate accurate and supports the figure you ultimately pay.

Impact and the Structural Question

Heavier events, such as fallen trees, wind-borne debris, raise a different question: not whether the surface is marked, but whether the structure beneath it was compromised. The key distinction is between elastic and permanent deformation. An impact, and the static weight of something resting against a building, can produce temporary displacement that fully recovers once the load is removed. If walls, posts, and framing return to plumb with no remnant misalignment, the structural integrity is generally intact and the damage is localized rather than global, which can be the difference between a targeted repair and a far larger scope. A simple visual inspection of the remainder of the building, such as looking for distress or damage to brittle finishes and along joints, can further help confirm whether the damage is localized rather than global, since a building-wide structural event would tend to leave corroborating cracking away from the point of impact.

Where structural damage is real, code thresholds carry as much weight as causation. Building codes define thresholds, such as “substantial structural damage” in the International Existing Building Code, that determine whether a conforming repair is a restoration to pre-damage condition or a larger, upgrade-driven scope. Getting that call right, and tying the repair to a defined code standard, prevents both overpayment and an under-scoped settlement that resurfaces later as a supplement or complaint.

The Common Thread: Methodology

Different roofs and different loss mechanisms reward the same disciplined approach: systematic visual documentation, correlation with independent weather data, deliberate separation of recent indicators from long-term ones, and a clear statement of what the evidence can and cannot conclude. For an adjuster, that discipline is what makes a scope hold up. It distinguishes a covered loss from a pre-existing condition and supports the number on the file. Most roofing claims you can resolve on your own inspection. When causation is genuinely disputed, the damage is widespread or high-value, or a roofer’s report and your read diverge, an independent engineering analysis is most valuable precisely at that fault line because, read correctly, the roof itself usually settles the disagreement.
